Koru One is a spacious family-friendly holiday cottage with beautiful lake views, two bathrooms, comfortable living areas and excellent facilities for both short breaks and longer stays. It is a wonderful base for families and couples wanting to enjoy the peace and natural beauty of Lake Rotoiti while being close to the many attractions and activities of the Rotorua area. Please note that this is a peaceful holiday home and is definitely not a party house. We ask guests to respect the quiet setting and our neighbours. THE COTTAGE Koru One is a two-storey, 2½-bedroom cottage with comfortable accommodation for families and groups. Ground Floor The main living area has lovely views towards Lake Rotoiti and includes a comfortable lounge, dining area and a separate covered alfresco dining and entertaining room. The lounge has a 42" LCD TV, comfortable couches, a sofa bed and a Lazy Boy armchair. There is a modern gas heater and a heat pump/air-conditioning unit for year-round comfort. The separate alfresco room has a six-seat dining table, comfortable seating and a lake view — a lovely place to enjoy meals or relax while taking in the scenery. Fully Equipped Kitchen The modern kitchen is well equipped for guests who enjoy cooking during their stay. Facilities include: • Four-burner gas hob • Electric oven • Microwave • Large fridge/freezer • Fisher & Paykel DishDrawer dishwasher • Air fryer • Pots, pans, crockery and cutlery • A good selection of cooking equipment There is also additional refrigerator and freezer space in the laundry. Ground-Floor Master Bedroom The comfortable master bedroom has a queen bed, 32" LCD TV and wall fan. Ground-Floor Bathroom The tiled bathroom includes a separate shower, vanity basin, WC and heated tiled floor. Laundry The laundry is particularly useful for families and longer stays and includes: • Automatic washing machine • Automatic dryer • Extra refrigerator • Extra freezer • Additional WC/toilet • Vacuum cleaner and cleaning supplies UPSTAIRS The upstairs area can be reached either by the internal spiral staircase or by the external covered stairs. The main upstairs bedroom has a comfortable queen bed and two additional single/bunk beds, making it a great family sleeping area. There is also a 42" LCD TV and wall fan. Additional Children's Room Off the upstairs bedroom is a cosy additional room with a double bed and a single bed. This room has a low doorway and a steeply raked ceiling, so it is particularly suitable for children or shorter guests. Please take care when entering. Upstairs Bathroom The upstairs bathroom has: • Separate shower • Bath with a beautiful lake view • Vanity basin • WC • Heated tiled floor The bath is a lovely place to relax while enjoying the view across the lake. LAKESIDE SETTING One of the special features of Koru One is its location at Lake Rotoiti. The lake provides a wonderful setting for relaxing, fishing, boating, swimming and enjoying the surrounding scenery. The nearby Okere Falls area is also famous for outdoor activities and the Kaituna River. Subject to the required waiver, guests may use the recreational equipment provided for the cottages, including kayaks, a rowing dinghy, surfboards and bikes. Please do not drag watercraft over the concrete. Use the wheels provided where appropriate. Life jackets and water safety are the responsibility of guests and all recreational equipment is used at the guest's own risk. There is also a jetty and boat ramp, subject to suitability for your particular boat and trailer. EXPLORE THE AREA Koru One is ideally placed for exploring the Rotorua region. Nearby attractions and activities include: • Kaituna River rafting • Okere Falls • Lake Rotoiti Hot Pools / Manupirua Springs • Whakarewarewa Redwoods • Mountain biking and walking tracks • Geothermal attractions • Hell's Gate • Lake cruises and boat trips • Rotorua's many family attractions The nearby Okere Falls Store provides basic supplies, food and refreshments, while Rotorua is approximately 25 minutes away for larger supermarkets, shopping and dining. FAMILIES Koru One works particularly well for families because of the flexible sleeping arrangements and generous living space. The upstairs children's room, bunk beds, multiple bathrooms, laundry and well-equipped kitchen make it practical for families staying for several nights. Children are welcome, but as the property is directly beside the lake, parents and guardians are responsible for supervising children around the water, jetty, stairs and outdoor areas. Koru One is a place to relax, spend time with family and friends, enjoy the lake and explore the Rotorua region. It is not a party house, and we ask guests to keep noise to a reasonable level and respect our neighbours and the peaceful nature of the property.
