We were not overwhelmed. We are a family of 6 and quite relaxed with our expectations and normally upbeat (using Airbnb more than this site if you like to see our usual tone of feedback). The place is functional but that is about it. Dustbunnies throughout the house, sandy floors multiple lightbulbs out (and no spare bulbs to be found). Remote control battery out, no council bin bags to put the garbage out for the next day. We do not like to take garbage in our loaded car. Most importantly, the garage has a dangerous stack of old heavy TVs, a child could have pulled down. you do know that the narrow garden entrance had very sharp-tipped plants that could have taken our child's eye out (clearly the garden was not maintained for a long time) and the old rusted fireplace dumped in the garden that had not been taken away yet is a tetanus liability. We realise it is a batch, not a hotel, but the statement home-away-from-home is (currently and simply) not true. The place seems geared to making money for its location, but is not worth the $185,- we paid for the night. Just around the corner we stayed in a place for much less and felt more loved. We can see that once upon a time this place was clearly cared for and looked after by a family for family, children and grandchildren. Not now. Sorry, I wished we had a more positive story to tell and please consider before taking next guests

In response I guess I’d ask people to read our other reviews “first” to place this one in a broader context. In any case, in reply. First off its a beach house, it’s literally about three minutes to the beach. You can hear the sound of the sea most nights, so yes there will be a little sand that blows in under the door. It comes with the territory. That said, we have it professionally cleaned after each stay (by a local cleaning company who also clean some of Foxtons largest businesses) and the vast majority of people have been are very very happy. So much so we have had queries asking if we plan to sell. We have other guests who come back year after year. We have had guests from as far away as Germany. Again check the vast majority of our other reviews. I’ll briefly address the pertinent points raised: >Light bulbs, council rubbish bags, spare batteries for remote are in the kitchen draw. We check light fitting, remote and ensure enough rubbish bags regularly. All good when the property was last rented (just prior to this renter). Still surprised no one called us and asked if in any doubt? >Yes there are x2 old TV’s in the garage abut 5cms off the floor. They are not stacked. How could this be pulled down? These televisions (one was a backup) were recently replaced with a 60 inch flat screen and a new set top box. The old one’s are to be given away to a Foxton charity. >The garden is maintained regularly by a local firm. The old wood burner (recently replaced) has been safely discommissioned (only the smooth belly of the burner and door remain). It has been placed up the far back of the property in some scrub. It will be disposed of once a skip can be arranged. I’ll add we have a child of our own. We would not allow anything hazardous to remain on the property. Lastly I’ll respond to the “geared to making money” comment. I don’t normally devulge this but we do not make a profit from the beach house. Never have. It simply helps cover some of the cost of having the house and gives other people the opportunity to share the kind of experience we had growing up at Foxton beach each summer. Suffice to say, we love the beach house and maintain it at no small expense. As stated we recently we installed a new wood burner and a big 60 inch TV. The house has been recently painted and we have added in brand new sections of roofing, the roof has also been recently painted. We have had the beach house for many years and hope to have it for many more to come. What more can we say?
