This spacious and modern home has been recently refurbishment to the highest of standards with interior designed luxury spaces. . 'Altitude 180' is suitable for two families and larger groups offering 5 Bedrooms, 3 Bathrooms and 2 generous living areas on each level. The downstairs level is accessed separately via outside steps. Altitude 180 offers premium accommodation with all new modern furnishings, design and fit out. The Chef's Kitchen is fully equipped with stone bench tops, stainless steel appliances and quality crockery and cooking equipment to cater for your culinary needs in style. All bedrooms offer supremely comfortable beds, luxury linens, feather duvets and plenty of pillows. You can rest assured knowing you have everything you need to enjoy a luxury Queenstown holiday. The upstairs level has an expansive open plan Kitchen, Living and Dining area opening onto the glass balcony and taking in those impressive views. There's no looking over roof tops or roads, this is a truly direct and uninterrupted view. A gas fire creates a cosy ambience together with the built in TV and comfortable designer sofas to relax and enjoy a multitude of movies. The Master Suite with Ensuite also enjoys direct access to the glass balcony and a small seating area to soak in the views. The Queen bedroom opens on the private tree lined courtyard, the spacious twin room and family bathroom are directly across the hall. Full laundry facilities are available on this level. Downstairs offers an second spacious living room with lake and mountain views opening into the gardens. A great space to chill out and watch a movie, a kitchenette for making coffee and tea offers additional convenience. There are two large bedrooms, the Queen size room enjoys beautiful views across the lake and and opens into the gardens. The 5th and largest bedroom is outfitted with 4 quality king single beds, plenty of space and a great place to accommodate your extra guests. A family bathroom and powder room are centrally located to the bedrooms and living room. The downstairs level is a self contained area and is accessed separately from the house. This ideal holiday home offers a multitude of outdoor areas to relax in. The upstairs private courtyard is ideal for entertaining with quality outdoor furnishings and bbq area. The upstairs glass balcony offers uninterrupted views of Lake Wakatipu whilst the downstairs garden is a place to relax, enjoy the views and wander through the terraced orchid of fruit trees. Altitude 180 offers a peaceful retreat from the busyness of town. An easy four minutes drive into the heart of Queenstown's restaurants, bars, cafes and attractions. Should you wish to stretch your legs, you'll enjoy a scenic 25 minutes walk where you'll take in the view every step of the way. This does not apply to Family groups with children BOND A bond of $1000 is payable. The bond inspection will be conducted the day of departure. Property must be left neat and tidy, as you found it on arrival. Dishes washed, dried and put away, all rubbish taken to the outside bins and no lingering odours. CLEANING Your booking rate includes 3 hours of professional cleaning on departure, any excess cleaning required above this amount, excess rubbish removal or any damages to the property, will be deducted from your bond. All adults guess will be required to read and sign the House Rules and Booking Terms & Conditions. PARKING Parking is available for 2 cars only in the carport. Parking on the street is not permitted. No buses or camper vans are permitted on site or in the street. PROPERTY MANAGER We live locally and are also available throughout your stay to help with any questions you may have. We will meet with you on arrival to orientate you with the home and make sure you're all settled in. BOOKING TERMS & CONDITIONS *Please take the time to read through the Booking Terms and Conditions before confirming your booking. This can be found in the 'Basics' section of this airbnb listing under 'House Manual'. All adult guests must read the House Rules & Booking Terms & Conditions. Acceptance of this booking is considered your agreement, as principal guest to these Terms and Conditions for yourself and on behalf of your guests. PAYMENT TERMS • 50% Deposit upon booking acceptance, balance payable 90 days prior to arrival. • CANCELLATION POLICY If you need to cancel a booking please let us know as soon as possible. Should YOU choose to cancel the booking: Our standard cancellation charges apply. • Cancellation results in a cancellation charge amounting to 50.00% of the total booking charge • Cancellation within 90 days of the scheduled start of stay results in a cancellation charge amounting to 100.0% of the total booking charge Cancellation by Owner/Manager If, due to circumstances beyond our control, the property becomes unavailable or unfit for use, we will notify you as soon as possible and refund your money in full. The Property Owners, its holiday manager will have any further liability in connection with the unavailability of the property after booking. PERSON MAKING THE BOOKING PRESENT FOR STAY You, as the person making the booking, must be over age 25, must be present and onsite at the property throughout the stay, unless agreed in writing by the Property Owners. PERSONS ON BOOKING AND MAXIMUM PERSONS Bookings must not exceed the maximum number of people specified on the property listing, regardless of the number of beds available at the property. Additional guests are not permitted at the property. Any changes to the booking should be communicated to and agreed by the Property Owners, in writing, so as to ensure the booking remains valid. We must sight each individual person staying at the house, if additional guests are arriving at a later time we will visit again upon their arrival to confirm their credentials. Misrepresentation of the number of guests in your group will result in a $1000 fine and immediate eviction. AGE GROUP OVER 25+ YEARS Booking preference is for minimum age group above 25+ years, this applies to all members of your group. Identification will be requested upon arrival. RENT AND BOND A Bond of $1000 is charged through airbnb The bond will be refunded within fourteen working days of the end of your stay provided that: • the property is left neat and tidy and in the same condition in which it was found; • all rubbish removed from the house and placed in outside bins, any excess rubbish removed from the property. • no items need repair or replacement; and • there has been no other breach of the Terms & Conditions of the Booking. Any charges exceeding the total bond must be paid immediately directly to the Property owners. Rates for a Property are valid and applicable at the time of booking, regardless of whether they are subsequently changed. Additional rates may appear under the special conditions of a specific property, which will apply in addition to the nightly rental rate. Should the initial booking request not be accepted due to the number of persons in the group exceeding the maximum allowed on the property and / or the time period, any monies collected from the proposed rental guest will be refunded less the non refundable booking fee of $30 inclusive GST. SLEEPING ON SOFAS IS NOT PERMITTED As registered Visitor Accommodation providers, under the Resource Consent for Visitor Accommodation, we are required to notify guests that sleeping on sofas is not permitted under any circumstances. All guests must sleep in beds and must not exceed the legally permitted total number of guests for the property. Sleeping on sofas also places undue wear and tear on our upholstery. A $500 upholstery cleaning fee will be deducted from your bond should any upholstery be slept on. NO COOKING CURRIES The cooking of curries is not permitted under any circumstance. It is an unpleasant smell for incoming guests and takes days for the odour to dissipate. OWNER ACCESS TO PROPERTY The owner may enter the property and the Holiday House at any time to inspect the property and Holiday House should there be any concern for the safety of the property or concern the property is being misused and in breach of the rental agreement. The owner or his Agent, or Contractor, may at reasonable hours during the day, carry out repairs or other works to the Accommodation or to carry out maintenance of the fixtures and fittings. KEY COLLECTION AND PROPERTY ACCESS Please contact your holiday manager at least one week prior to your arrival. A time will be arranged to ‘meet and greet’ to hand over keys and provide you with the relevant information to the property. Whenever the Accommodation is left unattended, please fasten all locks to all doors and windows to prevent unauthorised access to the Accommodation. CHECK IN AND OUT TIME Check in time: 3.00pm Check out time: 10.00am Check Out is strictly 10.00 am to allow for the cleaning and preparation of the property before the next guests check in at 3.00pm. The Cleaners require the house is unoccupied before they enter. If they do not have immediate access, they will charge for any time they are left waiting and this amount will be on-charged to you and deducted from your bond. Final confirmation of early check-ins and late checkouts will not be available until the day of the arrival or checkout depending on other bookings for the property. If an early arrival or late checkout is permitted, a surcharge of 25% of the nightly rental rate will be payable. Departures after 5.00pm will be charged a full night's rental. CLEANING AND RUBBISH The property must be left clean and tidy and in the same condition in which it was found. Should additional cleaning be required this will be charged to your bond. A pre-paid house cleaning service is available throughout your stay at the below rates (+GST): If you have booked the prepaid cleaning, this is based on the number of hours indicated when you selected the pre-paid cleaning option. Pre-paid cleans are non-refundable. Any unreasonable cleaning and rubbish removal beyond this amount will be charged to you as an additional charge based on the additional time taken. Costs will be deducted from the bond. Cleaning Rates: • $40 per hour for standard cleaning, washing, laundering • $50 per hour for abnormal or unreasonable cleaning and odour removal • $40 plus tip fees for rubbish and recycling removal DO NOT WEAR SHOES INSIDE THE HOUSE Please remove shoes when entering the property. Any carpet stains will be charged a cleaning fee to cover the cost of stain removal by a professional steam cleaning company. $110 charge for the first stain plus an additional $70 per additional stain. This cost will be deducted from your bond. NO SMOKING As advertised on the booking website, this is a smoke free home. Absolutely no smoking at all, in any part of the house, the balcony or grounds please. Our cleaners charge an additional fee to pick up cigarette butts from gardens and lawns. If this is required after your stay, we will deduct $50 from your bond. Smoking inside the house will result in a $500 fee being deducted from your bond. REPORTING A COMPLAINT Should you have any issues with the property during your stay, you should notify The Property Owner immediately. ADDITIONAL SERVICES AND CHARGES Additional charges (+GST) will be payable as follows: • $25 for each booking change • Port-a-cot rental, where available, at a rate of $10 per day or maximum of $50 per week • High-chair rental, where available, at a rate of $5 per day or maximum of $30 per week • In the event of keys being lost, the locks must be changed at a cost of $300 • $100 each for lost / damaged Guest Information Folder & Guest Comments Book • $40 per hour to organise third parties to rectify a situation or $45 per hour if holiday manager has to conduct remedial work themselves at the house to sort out issues arising from stay • Charges for excessive or unusual services consumed. • Missing linen at replacement cost • Handling fee of 14% of the cost of repair or replacement of damaged or missing items • Debt collection and legal fees incurred in the collection of unpaid charges • Interest on any overdue accounts at the variable interest rate of Westpac Bank from the due date of the invoice until payment is received. Costs will be deducted from the bond. OTHER RULES TO 'RESPECT THE HOUSE’ In addition to anything else stated in these Terms, a breach of the following rules will result in bond forfeiture, possible eviction from the property and/or up to $1,000 being charged per occurrence: • Parties, events, weddings, receptions, stag / hen festivities without the written consent of the The Property Owners. Parties includes extra persons not authorised by The Property Owners. • Misrepresentation of age group of guests making the booking, ie. a younger group with members under the age of 25, presenting themselves as an older group when making the booking. • Pitching of caravans or tents on the property without the written consent of The Property Owners. • Excess people above the maximum agreed to for the booking, not authorised by The Property Owners in writing. • Smoking on the property. • Cooking Curries • Abuse, including verbal or physical, of The Property Owners or its representatives or the neighbours. • Undue nuisance, offence, noise or danger to the property, neighbours or the local community. • Use of illegal substances or conduct of illegal activities at the property • Anything that could invalidate the insurance policy for the property. • Moving or re-arranging furniture. • blockages and obstructions all baths, sinks, lavatories, cisterns, drains, gutters, pipes, chimneys and the like; • Cutting keys for the property. • Breaking into, or attempting to break into The Property Owners private storage areas. • Tampering with smoke alarms. • Booking on behalf of another person without intending to be at the property during the stay. • Bringing a pet onsite or inside the house. Should you be evicted from the property, all amounts paid will be forfeited and the holiday manager and/or owner may remain on-site at the property as you ready for departure. In the instance of eviction, a mandatory exit clean will be provided and will be charged at the rate of $40 + GST per hour. POLICE OR QUEENSTOWN NOISE CONTROL CALL OUTS If the Police or Queenstown Noise Control, or The Property Manager or Owner,, are called to the house, due to extremely noisy guests, there will be a $500 call-out fee. If this happens twice, we will consider the “terms of appropriate behavior” to be broken and guests will be evicted – without refund. Any loud noise after 10pm is considered in breach of the Noise Control Law. CONSUMER GUARANTEES ACT 1993 The Consumer Guarantees Act 1993 does not apply as the property is used for business purposes. RESIDENTIAL TENANCIES ACT 1986 The owner and the renter agree that the term shall not exceed 120 days and this Agreement is not subject to the Residential Tenancies Act 1986. CONTRACT These Terms are for the benefit of, and are intended to be enforceable by, the Property owner under the Contracts (Privity) Act 1982. LIABILITY Any use of amenities, including such items as spa pools, bikes or fishing rods is entirely at your own risk. The Property Owner will not be liable for any injury, loss or damage to you or any other person. In no circumstances will the owner be liable for any consequential damages of any nature, however arising and regardless of whether the owner has been notified of the risk of them. The owner accepts no responsibility for any loss, or damage, to any of the renter's personal belongings at the Holiday House. The Property Owner will not pay the Renter compensation for any inconvenience due to work being carried out in the common areas of the Accommodation or neighbouring buildings or due to road works or any other nuisance or annoyance. You will advise The Property Owner before your departure of any loss or damage that has occurred at the property during your stay. You will be responsible for the full costs, including the time of The Property Owner and its representatives, of repairing or replacing any damaged or lost items. FORCE MAJEURE: No liability can be accepted by us if we are forced to change or cancel your booking due to force majeure reasons, which include, but are not limited to war, threat of war, riot, civil strife, industrial dispute, terrorist activity, natural or nuclear disaster, fire, flood, adverse weather conditions, transportation or any other circumstances beyond our control. If this occurs before your arrival we will do our best to inform you although we are under no obligation to do so, nor are we obliged to pay compensation. TRAVEL INSURANCE We strongly advise you to protect yourself and the rest of your party by taking out adequate travel insurance. We will not accept liability should you later find yourselves not to be adequately insured. ARBITRATION Should any dispute arise between the owner and the renter which cannot be resolved by discussion between the parties, the matter shall be referred to an arbitrator agreed between the parties, or failing agreement, to an arbitrator appointed by the President at the time of the Arbitrators and Mediators Institute of New Zealand. Any such arbitration is to be carried out in accordance with the provisions of the Arbitration Act 1996 and all decisions will final and binding. PRIVACY ACT 1993 Information collected by the owner about the renter is used by the owner to determine the credit worthiness of the renter, to operate the Holiday House as a business, and to carry out the owner’s obligations under this agreement. The renter authorises the owner to exchange such information with third parties, including (without limitation) its agents used to manage the Holiday House, credit and debt collection agencies, accountants and lawyers. The renter understands that if the renter defaults on any payment under this Agreement, that default may be listed with a credit and/or debt collection agency. Any information provided to a credit and/or debt collection agency may be made available by that agency to other users of that agency’s services.
