"Birchfield" is a clean,comfy, spacious,sunny,good value,self catering, family home, close to the airport (no airport noise)& easy access to the city & all major malls. The house is on a peaceful avenue in the long established, high quality Christchurch suburb of Avonhead, HOUSE DETAILS: - 4 good sized bedrooms, - 2 bathrooms(ensuite), - 1 bdr with Queen bed + ensuite, - 1 bdr with Queen bed, - 1 bdr with 2 singles, - 1 bdr with 1 single bed plus set of bunks(double bottom&single top), - extra sofa bed(lounge room) - 2x portable cots $15.50 ea per stay (made up with linen) - all bdrs with built in robes Spacious kitchen with: - s/s Simpson dishwasher (new) , - s/s Mitsubishi fridge/freezer, multi drawer 375ltr(new), - microwave, - ceramic cooktop/rangehood, wall oven. Open plan kitchen/dining with outside glass sliding door and also opens into separate spacious,sunny lounge with 2 heatpump/aircons + another heatpump in bdr area. Glass sliding doors from lounge room also flow outside to private patio area overlooking i/g pool (which is separately regulation pool-fenced from the fully fenced private garden).Very safe for children to play. Stayed here for 9 weeks while our house was getting EQC re-repairs. Perfect for what we needed, comfortable with plenty of space to separate teenage boys. Tracy was terrific as the house manager and looked after us well. Just a shame the weather and water were too cold to use the pool. The only drawback was that the washing machine cycle takes a loooong time then finishes with an alert tune designed to make you insane. Short-term tenants should survive it and you can mute it anyway. Top place to stay, we would use it again.

Thank you for your lovely review. Glad to hear you enjoyed your stay and were well looked after by Property Mgr. Tracy said there is a 34 min wash cycle that she puts it on and also the alarm can be changed so had she known that you were having issues with the washing machine cycle time and alarm she would have shown you how to operate it to your satisfaction. Sorry about that. Thank you for your feedback on that. She is going to type up some detailed instructions now for future guests. Sorry about the winter weather in Sept but being from Christchurch yourselves it wouldn't have been any different if you were at home but if I could make the sun shine too for my guests I would be only too happy to do so for you all year around haha. Hope you get a really nice summer there this year to make up for it :) We advise our guests in the T&C's to tell us immediately if there are any issues at all that are not happy with so if you stay again in the future please let us know during your stay if anything isn't to your liking and we will do our best to rectify it immediately. We aim to keep our guesst happy and employ a full time property Mgr to look after you during your stay and she is only a text or a ph call away at all times or you can contact me anytime also if you can't get hold of her. This is a great place to stay. Very warm and cosy. The pool was great on the one hot day we had while we were there. We will certainly make use of it again. It is close to malls and supermarkets and only a short drive to the centre of town. Other members of my wider family are making plans to book it already!
Great place to stay, and the swimming pool was an added bonus since we stayed over the Summer Christmas period. For a large family group this was absolutely ideal. We live on the West Coast and had some family from Australia visiting and some family living in Christchurch that we also wanted to spend Christmas with so a holiday house was the way to go. I would highly recomend staying at the "Birchfield" for larger groups up to 9 or 10. The sofas fold out as well so up to 12 or 13 could stay if you need the extra space. It was also a quiet neighbour hood, tucked away from any main roads.

BOND: Minimum Bond of $150 - $500 per booking required for short term bookings (1 week or less) & $300 for larger groups or longer term bookings(more than one week duration). Clean fee of $150. Basic clean list must be adhered to and house is left in clean, tidy condition as it is found, no damage & all due monies have been paid in order to have FULL BOND REFUNDED.
SERVICE CLEAN (2HR): will be done weekly. Bathrooms, floors & dusting (1 wk + bookings only. Does not include linen but can be offered at extra charge). To be maintained by guests to reasonable standard in interim or extra cleaning deducted from Bond on Departure.
DEPARTURE CLEAN: Full clean done by Management on vacation of premises $150.00 but must be left reasonable as per the basic clean list on Guest Bond Agreement for full Bond Refund.
Linen Charge $15.50 per person or BYO linen. (includes Sheets, teatowels, towels, facecloths, duvets, mattress protectors- laundered on departure)

BOOKING TERMS: Dates not secured with payment, by invoice due date, are not liable to be held (if deposit made 24 hrs notice can be given to make final payment or booking terminated) Cancellations, changes to bookings or refunds are not permitted and are at Manager's discretion. Fee applies.
