TERMS & CONDITIONS Please take the time to read through the Booking Terms and Conditions before confirming your booking. Acceptance of this booking is your acceptance and agreement to the The Lakehouse Terms and Conditions. AGE GROUP OVER 25+ YEARS Booking preference is strictly for minimum age group above 25+ years, this applies to all members of your group. If you are a younger group and wish to be considered, a request for special consideration may be submitted and will be considered on a case-by-case basis. Please note we will request identification upon arrival so please do not misrepresent the age of your group and go ahead and book. Misrepresentation of the age of the guests in your group will result in a $1000 fine and immediate eviction. NOT AVAILABLE FOR PARTIES The Lakehouse is not available for parties, functions, no party groups, stags or hens groups. PERSON MAKING THE BOOKING PRESENT FOR STAY You, as the person making the booking, must be over age 25, must be present and onsite at the property throughout the stay, unless agreed in writing by the Property Owners. CURRIES Strictly no curries to be cooked in our home. It is most unpleasant for incoming guests to encounter the lingering smell and it takes several days to remove the odour. CHILDREN Children are most welcome however please note this property has stairs. Children must be supervised both inside the home and the outdoors areas. Use of the hot tub must be supervised by an adult. No climbing of trees and fruit trees, this causes considerable damage. No playing/digging in the gardens or climbing into the garden beds, no removing rocks from the rock walls. NO SMOKING/ NO VAPING This is a strictly Non-Smoking & Non-Vaping home. KEY COLLECTION - CHECK IN APPOINTMENT Self check in is not available for this property, keys are not permitted to be left out, all guests to be met on arrival by the Property Manager. Please be in touch at least one week prior to your arrival. A time will be arranged to hand over keys and provide you with the relevant information of the property. TOTAL NUMBER OF GUESTS Booking is valid for the number of guests you have confirmed, regardless of the number of beds available at the property, additional guests are not permitted. No more than 12 guests in the property at any one time, no additional visitors. We must sight each individual person staying at the house, if members of your group are arriving at different times, we will visit again upon their arrival to confirm their credentials. Please do not misrepresent the number of guests in your group. QUEENSTOWN NOISE CONTROL This a quiet neighborhood, please keep noise levels to a minimum. As a legally registered holiday home, we are required to abide by the Queenstown Management Act for Noise Control. Between 8-10pm keep noise to a minimum in all outdoor spaces. After 10pm please socialise inside the home to respect our neighborhood and comply the local by laws. Any breach of the above terms will result in a $1000 fine and immediate eviction. DO NOT WEAR SHOES INSIDE THE HOUSE Please remove shoes when entering the property to avoid scratching the floors and staining the carpets. Any scratches or carpet stains will be charged a cleaning fee to cover the cost of stain removal by a professional commercial cleaning company. $120 charge for the first stain plus an additional $70 per additional stain. This cost will be deducted from your bond. RENT AND BOND A Bond of $1500 is charged through the booking website. The bond will be refunded within fourteen working days of the end of your stay provided that: - the property is left neat and tidy and in the same condition in which it was found; - all rubbish removed from the house and placed in outside bins, any excess rubbish removed from the property. - no items need repair or replacement; and - there has been no other breach of the Terms & Conditions of the Booking. Any charges exceeding the total bond must be paid immediately directly to the Property owners. RATES Rates for a Property are valid and applicable at the time of booking, regardless of whether they are subsequently changed. Additional rates may appear under the special conditions of a specific property, which will apply in addition to the nightly rental rate. SLEEPING ON SOFAS IS NOT PERMITTED As registered Visitor Accommodation providers, under the Resource Consent for Visitor Accommodation, we are required to notify guests that sleeping on sofas is not permitted under any circumstances. All guests must sleep in beds and must not exceed the legally permitted total number of guests for the property. Sleeping on sofas also places undue wear and tear on our upholstery. A $500 upholstery cleaning fee will be deducted from your bond should any upholstery be slept on. OWNER ACCESS TO PROPERTY The owner may enter the property and the Holiday House at any time to inspect the property and Holiday House should there be any concern for the safety of the property or concern the property is being misused and in breach of the rental agreement. Access is required to put bins out on a Monday evening and to return them on a Tuesday afternoon. During the summer months a staff member may be required to attend the property to water the gardens. The owner or his Agent, or Contractor, may at reasonable hours during the day, carry out necessary repairs or other works to the Accommodation as required. SECURITY DURING YOUR STAY Whenever the Accommodation is left unattended, please close and lock all doors and windows to prevent unauthorised access to the Accommodation. Remember to leave the key in the lock box. CHECK IN AND OUT TIME Check in time: 3.00pm Check out time: 10.00am Check Out is strictly 10.00 am to allow for the cleaning and preparation of the property before the next guests check in at 3.00pm. The Cleaners require the house is unoccupied before they enter. If they do not have immediate access, they will charge for any time they are left waiting and this amount will be on-charged to you and deducted from your bond. Final confirmation of early check-ins and late checkouts will not be available until the day before arrival or checkout depending on other bookings for the property. CLEANING AND RUBBISH The property must be left clean and tidy and in the same condition in which it was found. Should additional cleaning be required this will be charged to your bond. BBQ Turn OFF Gas Bottle after using. BBQ must be properly cleaned on your departure. NO CAMPER VANS OR BUSES CLEANING DURING YOUR STAY A pre-paid house cleaning service is available throughout your stay at the below rates (+GST): If you have booked the prepaid cleaning, this is based on the number of hours indicated when you selected the pre-paid cleaning option. Pre-paid cleans are non-refundable. Any unreasonable cleaning and rubbish removal beyond this amount will be charged to you as an additional charge based on the additional time taken. Costs will be deducted from the bond. CLEANING RATES • $50 per hour for standard cleaning, washing, laundering • $70 per hour for abnormal or unreasonable cleaning and odour removal • $50 plus tip fees for rubbish and recycling removal NO SMOKING , NO VAPING As advertised on the booking website, this is a smoke free home. Absolutely no smoking at all, in any part of the house, the balcony or grounds please. Our cleaners charge an additional fee to pick up cigarette butts from gardens and lawns. If this is required after your stay, we will deduct $50 from your bond. Smoking inside the house will result in a $1000 fee being deducted from your bond. Vaping leaves chemical residue on the walls, curtains, blinds. Please refrain from vaping inside the property. REPORTING A COMPLAINT Should you have any issues with the property during your stay, you should notify The Property Owner immediately. SPA POOL/ JACUZZI Should the property you've booked have a Spa, please refer to these guidelines SPA POOL - KEEPING THE WATER AT A SAFE LEVEL We encourage you to enjoy the Spa Pool/Jacuzzi. Please note, guests use any Spa Pool at their own risk. We do all we can to keep the water safe, however on rare occasions, there can be unseen bacteria build up in a spa. It is recommended to add a teaspoon of sanitizer per person (stored in the shelf of the pantry), daily when the spa is in use – along with using the ‘dip in test strips’ (to check chlorine and PH etc levels are safe). If you have any questions or concerns, please call the Property Manager. SPA POOL – SPA COVER & HEATING Be careful removing the spa cover. Undo ALL the clips and fold it back, slide it into the holder and gently lift it down the side of the pool. Please do not sit on the spa cover both when it is ON the spa or when it is lifted OFF. Do not turn the spa off at the wall plug, only the jets need to be turned off when not in use. For safety of neighbouring children, please keep the spa locked when not in use. The spa is surrounded by trees that drop leaves and debris which block the filter so please keep the cover on when not in use. SPA POOL - HEATING The spa cools quickly when the lid is left off, and once cooled down, it takes 24 hours to re-heat, This will affect your use of the spa and potentially the use of the spa for incoming guests. The spa will strain to constantly re-heat, drawing an enormous amount of electricity and resulting in an excessive electricity bill. So please do not leave the lid off when there is no-one in the spa. If the lid is found to be left off whilst not being used a fee of $500 will be deducted from your bond. SPA POOL - WATER LEVELS If the water gets below the jets, please top it up using the yellow hose. The jets will stop heating and not function at its optimum when the water level is too low SPA POOL - KEEPING THE SPA CLEAN & HYGIENIC There is a high cost involved in emptying, cleaning out, then re-filling and heating the spa. The next guests will also be unable to use it for a couple of days whilst they wait for the spa to re-fill and heat again. Please do not wear sunscreen, fake tan or body lotions when using the Spa. Please do not drop drinks, food or cigarettes in the water. If the spa is found to be in poor condition that we must empty it, we will on-charge the $500 cost to do this. SPA POOL - NOISE CONTROL WHILST IN SPA It seems a bit “out of the way” amongst the trees here. But, be aware the closest neighbour is only ten metres away. Please do not use the Spa Pool after 10pm in keeping with the Queenstown Management Act for Noise Control. POLICE OR QUEENSTOWN NOISE CONTROL CALL OUTS If the Police or Queenstown Noise Control, or The Property Manager or Owner,, are called to the house, due to extremely noisy guests, there will be a $500 call-out fee. This is a breach of the “terms of appropriate behavior” and guests will be evicted – without refund. Noise after 10pm is considered in breach of the Noise Control Law. Additional charges (+GST) will be payable as follows: - In the event of keys being lost, the locks must be changed at a cost of $500 - $100 each for lost / damaged Guest Information Folder - $50 per hour to organise third parties to rectify a situation or $45 per hour if holiday manager has to conduct remedial work themselves at the house to sort out issues arising from stay - Charges for excessive or unusual services consumed.- Missing linen at replacement cost - Handling fee of 14% of the cost of repair or replacement of damaged or missing items - Debt collection and legal fees incurred in the collection of unpaid charges - Interest on any overdue accounts at the variable interest rate of Westpac Bank from the due date of the invoice until payment is received. Costs will be deducted from the bond. OTHER RULES TO 'RESPECT THE HOUSE’ In addition to anything else stated in these Terms, a breach of the following rules will result in bond forfeiture, possible eviction from the property and/or up to $1,000 being charged per occurrence: - Parties, events, weddings, receptions, stag / hen festivities without the written consent of the The Property Owners. Parties includes extra persons not authorised by The Property Owners. - Misrepresentation of age group of guests making the booking, ie. a younger group with members under the age of 25, presenting themselves as an older group when making the booking. - Pitching of caravans or tents on the property without the written consent of The Property Owners. - Excess people above the maximum agreed to for the booking, not authorised by The Property Owners in writing. - Smoking on the property. - Cooking Curries - Burning Candles - Abuse, including verbal or physical, of The Property Owners or its representatives or the neighbours. - Undue nuisance, offence, noise or danger to the property, neighbours or the local community. - Use of illegal substances or conduct of illegal activities at the property - Anything that could invalidate the insurance policy for the property. - Moving or re-arranging furniture. - blockages and obstructions all baths, sinks, lavatories, cisterns, drains, gutters, pipes, chimneys and the like; - Cutting keys for the property. - Breaking into, or attempting to break into, the Property Owners private storage areas. - Tampering with smoke alarms. - Booking on behalf of another person without intending to be at the property during the stay. - Bringing a pet onsite or inside the house. Should you be evicted from the property, all amounts paid will be forfeited and the holiday manager and/or owner may remain on-site at the property as you ready for departure. CONSUMER GUARANTEES ACT 1993 The Consumer Guarantees Act 1993 does not apply as the property is used for business purposes. RESIDENTIAL TENANCIES ACT 1986 The owner and the renter agree that the term shall not exceed 120 days and this Agreement is not subject to the Residential Tenancies Act 1986. CONTRACT These Terms are for the benefit of, and are intended to be enforceable by, the Property owner under the Contracts (Privity) Act 1982. LIABILITY Any use of amenities, including such items as spa pools is entirely at your own risk. The Property Owner will not be liable for any injury, loss or damage to you or any other person. In no circumstances will the owner be liable for any consequential damages of any nature, however arising and regardless of whether the owner has been notified of the risk of them. The owner accepts no responsibility for any loss, or damage, to any of the renter's personal belongings at the Holiday House. The Property Owner will not pay the Renter compensation for any inconvenience due to required work being carried out in the common areas of the Accommodation or neighbouring buildings or due to road works or any other nuisance or annoyance. Please advise The Property Owner before your departure of any loss or damage that has occurred at the property during your stay. You will be responsible for the full costs, including the time of The Property Owner and its representatives, of repairing or replacing any damaged or lost items. FORCE MAJEURE: No liability can be accepted by us if we are forced to change or cancel your booking due to force majeure reasons, which include, but are not limited to war, threat of war, riot, civil strife, industrial dispute, terrorist activity, natural or nuclear disaster, fire, flood, adverse weather conditions, transportation or any other circumstances beyond our control. If this occurs before your arrival we will do our best to inform you although we are under no obligation to do so, nor are we obliged to pay compensation. TRAVEL INSURANCE We strongly advise you to protect yourself and the rest of your party by taking out adequate travel insurance. We will not accept liability should you later find yourselves not to be adequately insured. ARBITRATION Should any dispute arise between the owner and the renter which cannot be resolved by discussion between the parties, the matter shall be referred to an arbitrator agreed between the parties, or failing agreement, to an arbitrator appointed by the President at the time of the Arbitrators and Mediators Institute of New Zealand. Any such arbitration is to be carried out in accordance with the provisions of the Arbitration Act 1996 and all decisions will final and binding. PRIVACY ACT 1993 Information collected by the owner about the renter is used by the owner to determine the credit worthiness of the renter, to operate the Holiday House as a business, and to carry out the owner’s obligations under this agreement. The renter authorises the owner to exchange such information with third parties, including (without limitation) its agents used to manage the Holiday House, credit and debt collection agencies, accountants and lawyers. The renter understands that if the renter defaults on any payment under this Agreement, that default may be listed with a credit and/or debt collection agency. Any information provided to a credit and/or debt collection agency may be made available by that agency to other users of that agency’s services.

LISTING DESCRIPTION The Lakehouse Queenstown is Absolute Lakefront, so close to the water it feels like you're floating above the Lake. A very special feature is the private jetty and the large outdoor hot tub/spa enjoying lake and mountain views. This five bedroom, four bathroom property is within walking distance to Central Queenstown. The interior layout is spacious and comfortable for both larger and smaller groups and is regularly booked for two families or extended family get togethers. THE LAKEHOUSE Newly renovated interiors with Chef's kitchen, Gas Fire, Oak wall paneling, Italian stone bathrooms, Designer upholstery and decor. SETTING Enjoy the spectacular views.... the house is set amongst mature trees with uninterrupted iconic views of The Remarkables Mountain Ranges and Lake Wakatipu. Stroll through the front garden and straight onto the Frankton Walking Track. A scenic 20 minute walk along the track and through the botanical gardens will bring you into the heart of Queenstown's restaurants, bars, cafes and attractions. Should you choose to take the car, it's a short 3 minute drive into town. The private jetty is right on your doorstep, it's a great place to relax, pack a picnic or enjoy the colors of the sunset sky with a bottle of wine. Fun for the kids to splash around in the summer months It's also a very special setting for photographs. BEDROOMS The Upstairs level offers three bedrooms. Bdrm 1 - Super King Bedroom with views to the mountains and courtyard. Newly renovated luxury Ensuite with rain shower. Bedroom 2 - Bunk room offers 2 Sets of Bunks accommodating 4 people. The beds are all King Single Adult size with high quality, pillow top, inner sprung, mattresses. The family bathroom is located next door to the bunk room. Bdrm 3 - Master bedroom with Super King Bed with Lake and Mountain views. New Ensuite, also with views from the double rain shower heads, freestanding bath, gunmetal fittings and enormous glimmering chandelier. Downstairs offers two additional bedrooms. Bedroom 4 – Super King Bed. Newly renovated Ensuite with Italian stone tiles, gunmetal tap ware and fittings. Bedroom 5 - Queen Bed Both downstairs Bedrooms also enjoy direct lake and mountain views. Our beds are supremely comfortable with luxury bed linens, quality feather duvets, plenty of pillows and electric blankets in the double rooms. KITCHEN & LIVING The designer kitchen is modern and well equipped with stone bench tops, stainless steel appliances, quality crockery, cookware and glassware. The generously sized 120cm double oven with five gas burners, plus a wok burner, is plenty big enough to cook for 12 guests. The rustic dining table has seating for 12 so everyone can enjoy meals together. The living room offers the ultimate in relaxation with serene decor, oversized sofas and comfy curved sofa chairs. A modern gas fire place has been recently installed with a beautiful oak paneling wall. The latest model Smart TV is ready for your streaming and has the Sky Sports channels. High speed, unlimited fibre optic internet ensures all guests enjoy quality internet during their stay. Downstairs features a second TV Room with latest model Smart TV, this area has also been recently renovated with oak walls creating a cosy and snug space. The impressive mountain and lake views are also enjoyed on this level. OUTDOORS ENTERTAINING Entertain in the courtyard garden setting in the summer months, open the bi-fold doors to both the courtyard and the front deck to create a seamless indoor/outdoor living space. The large American Hot Tub/Spa Pool, seating seven people, sits at the end of the courtyard and enjoys those impressive views. Soak up the morning sun listening to the birds on the upper and lower full-length balconies overlooking the lake, mountain and gardens. During the warmer months you're welcome to pick some fruit from the small orchid in the front garden, apples, plums, pears and apricots are plentiful. LAUNDRY & SKI STORAGE A fully equipped laundry with washing machine, dryer and tub is accessed just off the kitchen area. A Ski & Snow Board Storage locker is conveniently located in the driveway area. BOOKINGS Christmas & New Years - We will only accept family groups during this period.

Fabulous property on the lakeside! Very comfortable (especially the King size beds), warm and had everything we needed for a great trip to Queenstown.

Nine of us stayed here for 6 nights in September. It was perfect for a large group. There is a downstairs with two bedrooms, ensuite bathroom and sitting area which my family used, another separate area with two bedrooms and a bathroom on the main floor and a fifth bedroom with ensuite bathroom. Everyone slept soundly in very comfortable beds. The living area is big and very comfortable. There is a large table. The kitchen is huge and had everything we needed for self catering. But the best part is the view. From nearly every room the views are unbelievable. You look straight across the lake to the Remarkables. It is absolutely stunning. Marie was delightful to deal with. All 9 of us loved our time here and would definitely recommend The Lakehouse. It is worth mentioning that it is a 5 minute drive to Queenstown shops or a very picturesque but brisk 20 minute walk.
