Any large gatherings, parties and outdoor excessive noise is prohibited and will not be tolerated by the owners or by the neighbourhood. This holiday house is well suited for families and small respectful groups. Enjoy the use of this spacious two-storey beach house with sunny decks. It accommodates up to eight people with duvets and covers and 2 pillows on all beds. The property has a big, sheltered back-yard (fully fenced) that is fantastic for family games. It is prohibited to erect any outside tents or marques/gazebos. This house is one of the best holiday rentals on the Coast and is highly sought after. The living areas face due west and boasts all day sun. The living areas (and three of the bedrooms) are situated upstairs to maximise the sea-views and the warmth from the sun. These second-storey rooms have easy access to the decks and balconies (that fully surround the house) to make the most of the 360 degree views of the ocean, Kapiti Island and the Tararua Ranges. The polished wooden floors and Lockwood interior gives a warm holiday feel. There is also a wood-burner and heaps of firewood for the winter months. There is SKY TV and LP records for entertainment. The house has an open plan kitchen with breakfast bar. Excellent views out to sea with Mount Ruapehu and Mount Taranaki visible on a clear day. Downstairs has been renovated/insulated to a high standard. There is a dart board, table-tennis and pool table; more than 50 Board Games, books, toys, DVDs and videos. As well as 2 extra single beds, beer fridge, laundry, shower and additional toilet. There is ample storage and firewood stored in the double garage.
