Out the back, there is nothing but grass between the property and the water. The sun-drenched conservatory and living room offer fantastic views of the sea and the ever-changing estuary with its interesting birdlife. Climb down to the water at high tide and launch the kayak!

In the front of the property, a large macrocarpa hedge blocks both road noise and wind. A deck catches the afternoon and evening sun. There is a lovely sheltered garden on the large section -- ideal for BBQing and outdoor games, plus a double carport with plenty of off-street parking.

The points of difference between our place and most others in Karitane:
• Fantastic views but gardens and privacy too
• Great for large groups: huge house with 2 toilets and unlimited hot water for showers
• Designed for comfort with king and queen beds, multiple recliners
• Very warm – lots of double glazed windows, fully insulated, powerful woodburner and heat transfer system

Are there any downsides? Well, not everyone will view the avocado green basin, and the ornate multi-coloured lounge carpet, as charming period features. And while it is very comfortably furnished, the furniture is neither new nor stylish. We regret that difficulties in child-proofing mean that it is not suitable for preschoolers, and if you're looking for a dishwasher or heat pump, sorry but you're plum out of luck. Still, it is large and comfortable and the views and outdoor areas are second to none. We love it, and we think you will too!
