Iconic building in Tolaga Bay, fully equipped and modernised, heated in winter, comfortably furnished with 3 bedrooms in the main house and one additional fully self contained 4th bedroom available on request for added privacy or larger groups. Good clean beds with electric blankets provided for the colder months (guests supply their own sheets or can hire the house linen from the property), large well equipped kitchen with sitting for six+, 1.5 to 2.5 bathrooms with showers, library books, board games and smart TV with Netflix (on guests account). Stay in our truly authentic scuffed and weathered quintessential Kiwi bach, 4mn walk to the beautiful Tolaga Bay beach and river, shops, pub and cafes. Be transported to another time and place where the horses are still ridden road-side, where a friendly nod of the head will return a wave of the hand and a knowing smile. Pets welcome on request at the time of booking, animals are strictly not allowed in the bedrooms. Large private garden with lots of fruit trees which can be picked in season, deck, bbq and outdoor furniture. Visit one of the cafes round the corner or get back to basics and munch on fish and chips on the beach bought from a choice of eateries. Safe swimming, kayaking and good fishing from the beach at the end of the street or further at the wharf. Launch your boat from the ramp behind the house or hire a local charter for tuna, groper, snapper, terakihi, bluenose and kingfish. You can even swim with the dolphins on a lucky day. Try your hand at feeding wild stingrays (under the supervision of a guide). Surf the local beach break with a short fast wave, good for surfers of all levels, better for more experienced surfers. Hunting, historical tours, bowling club, golf course, skatepark and bush walking all within easy access. Gaze at the milky way, wake up early so you can be the first to see the dawn, or stay indoors wrap yourself in a book from the bach selection, listen to the ocean crashing waves or the absence of man-made noise, let the world carry on without you and appreciate a very relaxing holiday at its best. Our group of 3 adults stayed here & found it very spacious, comfortable, well equipped and super clean. The bach has a quirky, eclectic feel to it, which we loved. Easy access for unpacking the car & the beds were very comfortable. Beatrice, the owner, lives nearby & gave us a nice welcome too. We would happily stay here again.
From the beginning communications with the owners were clear, detailed and prompt. The bach is great, clean, tidy and comfortable, with all the basic amenities and more. At the back, there is a covered deck with a picnic table ideal to have breakfast or play some board game (did I mention that there are board games available in the bach?). Additionally, there is a large backyard with several fruit trees. The kitchen is spacious, clean and full of light. The bach is very close to the beach, just a short walk. It is an ideal location to explore further North East Cape or go South for some more civilised exchange at Gisborne. The owners are very friendly and accessible. We spend a very enjoyable six nights in the Bach... Thanks, B & H
Lovely, clean and comfortable house with a well-stocked kitchen. A short walk down the street to a beautiful beach. Hosts are lovely. We would definitely stay there again.

Linen supplied if required, small laundry fee may apply. Accommodation price starts at $80 per night (not Christmas/New Year or Easter period) in the cabin and $100 per night in the bach. The accommodation price varies according to demand during the year. Ask for a quote. Special winter rate for cabin (minimum 14 nights excluding high season and school holidays). **Read the small print**
Bookings can not exceed the maximum number of persons allowed to sleep on the property, regardless of the number of beds available. No parties are allowed on the premises.
The booking is valid for the group indicated on the booking request at the time the booking was made. If extra persons or any changes are required, you must get in touch with us for approval in advance so as to ensure the booking remains valid. Should the number of occupants exceed the initial booking request without pre approval, there will be a $50 charge per extra person per night up to the maximum number of persons allowed to sleep on the property. Exceeding number of occupants maybe asked to leave immediately. The owners reserve the right to evict any occupants not authorized to enter or stay on the premises and terminate the booking for breaching these terms and conditions.

A minimum deposit is requested at time of booking, and the remaining payment and bond are due 30 days prior to the commencement of the tenancy. A deposit is in part payment of the full amount of rental that is due for renting the Black Bach for an agreed term.
The minimum deposit is the equivalent of either three nights accommodation or up to 50% of the total booking. For stays shorter than three nights or if a booking is made by a renter and accepted by the owner within 30 days of the proposed date of commencement of the Term, no deposit will be payable as the full rental is payable prior to the owner providing a Confirmation to the renter.

Confirmation of a booking will be provided to the renter once the deposit or, if applicable, payment in full, have been received by the owner. A confirmation may contain terms and conditions in addition to those included herewith, including, without limitation, rules relating to pets, tents and the number of people permitted to occupy the Black Bach. Any terms and conditions listed on the website also apply.

Should you need to alter the booking dates prior to the commencement of the booking, we will work with you to alter the rental dates subject to the property availability. If a booking is cancelled by you and the deposit has been paid, the full deposit shall be forfeited unless the bach is re-let for the entire period of booking at the same rate. Should cancellation occur within 14 days of the tenancy all monies paid shall be forfeited. Should you desire to reduce the number of nights rented during the occupancy of the property or stay fewer nights than actually booked, no refund will be granted.
If, due to circumstances beyond the owner’s control, the property becomes unavailable or unfit for use, we will notify you as soon as possible and refund your money in full.

A bond might be required prior to the commencement of the tenancy. The bond will be released, within five working days of the property being vacated, provided the property is left neat and tidy in the same condition it was found, with no items needing repair or replacement, and no breach of any terms and conditions. However, if careless or willful damage or missing items are identified subsequent to your departure, you are liable for the rectification of the damage or the cost of the missing items. Should anything else be identified as a result of your stay after your departure, we will notify you as soon as it is brought to our attention. The amount of the bond held by the owner shall not limit any liability of the renter. Costs to repair damage or missing items include all costs involved in rectifying the situation.

The renter and all occupants are responsible for the property during their stay, and will take reasonable care of the property. The renter shall immediately advise us of any damage or repairs that have occurred at the house. Any cost of repair or replacement will be payable upon demand.
Should the renter cause damage to the neighbouring property(ies), the renter will be responsible for the cost of any repairs or replacement of items broken or damaged.
The renter agrees that both themselves and their guests at the property will not do anything which would in any way invalidate the property insurance policy or effect the validity of such an insurance policy.

Checking in and out
The renter can commence use of the bach from 2:00pm on the first day of rental. Early arrivals may be organised if the property is available. The renter shall vacate the property by 10am on the day of departure and shall notify us prior to vacating to arrange an inspection time. Late checkouts may be organised, if the property is available.

Keys to the bach will be provided on the day of arrival. Should the keys be lost or not returned upon your departure, a $200 lost key fee will be payable by you. This fee covers changing the locks and cutting extra keys.

The bach needs to be left in the same state and condition you found it prior to occupying the property. Thus, you'll need to clean it right before you leave, or else, organise for us to clean it for you at a small service charge. A cleaning protocol is provided at the house, which is the standard clean required for the house (that includes cleaning of the BBQ and the oven if they have been used).

The renter shall provide sufficient necessities for their stay, i.e. towels, linen, sheets, tea towels etc. However, linen is available to hire on request and there is a small charge of $12 per person, which includes the washing of the linen after your rental has finished. For those renters purchasing the linen service, sheets, pillow cases, duvet cover, towels, dish cloth and tea towel, and bathmat will be provided. Beach towels are also available on request. Please check the quantity of linen supplied when you arrive at the house. You will be responsible for ensuring that the same quantity remains in the house upon your departure. Please help save our linens from an early demise! Food, drinks, blood, make-up/foundation, face medications/creams, hair dyes and tanning products will stain the sheets and towels. Unsalvageable linens and towels will be charged to the guest.

The renter shall remove all rubbish from inside the property before vacating and dispose of it in the supplied plastic bins outside the back door or in the containers. There is a bucket for household organic waste (except chicken bones), and recycling bins for plastics, cans, bottles and paper/cards. We would really appreciate if you recycled as much as possible.

The renter shall not take animals onto the property, unless agreed in writing with us prior to the commencement of the tenancy. A cleaning fee of $90 will be charged for unauthorized pets brought onto the premises.

The renter understands that there are to be no caravans or tents on the property unless agreed in writing with us prior to the commencement of the tenancy.

The property is only on tank rain water, with no public town supply. Please be mindful of water usage. Boat flushing, fishing equipment, jet ski, kayaks, and other water toy washing is not permitted.

Electric and oil heaters are provided during colder seasons and must only be used when you are in the house. Never leave the heaters unattended and never leave the house with the heaters and electric blankets going.

No smoking
The renter agrees that there will be no smoking in the house. If smoking outside kindly dispose of your cigarette butts in the rubbish bin. Not on the lawns or the gardens.

Renter’s Chattels and Personal Belongings
The owner accepts no responsibility for any loss, or damage, to any of the renter's or guests’ chattels or personal belongings at the Black Bach during their stay.
