Tucked away on a leafy, private section, but conveniently located to town, this beautifully presented four-bedroom, two-bathroom character home is ideal for families or groups of up to eight guests. Full of charm and personality, the home features polished wooden floors, a light-filled sun-room perfect for reading or relaxing, and native bush surrounding the property that gives it a peaceful, secluded feel. The outdoor deck is a favourite spot for guests, complete with a fire to gather around on cooler evenings. Inside, the home offers a spacious and comfortable layout. There are two bathrooms – one with a shower and toilet, and the other with a freestanding bath and toilet, perfect for soaking and unwinding. Please note there is only one shower in the home. A heat pump/air-conditioning unit in the main living area ensures year-round comfort, and additional heaters are provided throughout the house. One of the large bedrooms also features a gas fireplace, creating a warm and cosy atmosphere on chilly nights. Walking distance to Claudelands Park, Centre Place Shopping Mall, Garden Place and a bustling strip of café’s, eateries and local shops. Only 2km from the famous Hamilton Gardens. Hamilton’s CBD and Waikato Hospital are both under 10 minutes away, making this a convenient and comfortable base for any type of stay. Room Configuration Bedroom 1: 1 x King Bed Bedroom 2: 1 x Queen Bed Bedroom 3: 1 x Queen Bed, 1x King-Single, and 1x Single Rollaway Bed Bedroom 4: 1 x King-Single Bed *If you require the single rollaway bed, you must let us know at least 7 days prior to arrival. We allow a maximum of 8 guests per stay. Please note, the bedroom with 1x King-Single has a skylight in the ceiling This does not have a covering, so the bedroom can become light early in the morning. House Rules and Information Parking: There is plenty of parking along the street right outside the house. There is no guest access to the garage. Security Cameras: There are external cameras set up at the front and rear of the property for security purposes. *If you wish to use the outdoor fireplace, you will need to purchase wood for this. Professionally laundered linen and towels are provided (the cost for this is $40 per booking). We do not offer the option for guests to provide their own linen as we wish to ensure that the mattresses and pillows are always covered with protectors. Cleaning – exit clean included in nightly rate. STRICTLY no parties, events or loud groups. Neighbours are very close and are to be respected at all times.
