There is a private and sheltered courtyard garden opening off the kitchen/dining room, a large separate living room with gasfire for ambience and a heat pump, three bedrooms, one with a Queen, one with 2 King singles and a sunroom with 2 singles, the bathroom has a separate shower, toilet and bath. Additional heating is by way of another heatpump and double glazing.

The home has lovely vistas over Dunedin and Harbour and the courtyard garden and decks have furniture and BBQ to give you an opportunity to relax.

SUPERBLY LOCATED ON HIGHGATE BETWEEN ROSLYN AND MAORI HILL VILLAGES it is just a few minutes walk to the supermarkets, resturants, cafes, bars, spas, shops and Doctors.
Also just minutes walk away is Mercy Hospital, Evette Williams and Redroofs Retirement Homes, Columba College is over the road and John McGlashan and St Hilda's Tolcarne and Otago Boys Boarding House are all just down the road.
Seven minutes walk down the hill to Moana Pool and gym and the same again and you are in the Octagon. University and Public Hospital are fifteen minutes walk away as well add another 5 minutes to the Stadium. Allow 25 to make the return journey on foot OR CATCH THE BUS that picks up and drops off almost outside the gate or all just minutes away by car!!

Beautiful home, comfortable base to come back too. Had some issues with being able to check in on time but not a major as the owner was a friendly lady and all I needed to was drop off bags anyway. Great set up!

My son and I recently stayed at 412B for two nights for the first time. Every requirement has been thought of, the view of the city and harbour is fantastic, and it is plush, clean and comfortable. The beds are great and there is good water pressure in the shower. The owner Niki is very friendly and helpful and there are two delightful moggies that come to visit and make themselves right at home.(For those who don't like cats it is simply a matter of latching the cat door shut on the inside). There is a nice private courtyard to sit out in if the weather is favourable. It is very central to everything and within very easy walking distance to Roslyn Village where there are nice cafes and restaurants. Pricewise it is superb - on a par with motels and yet ten times more comfortable and better appointed. Good comprehensive selection of DVDs and books. This is a host who has gone the extra mile. You really do only have to bring your toothbrush. I will be back.
